About flat rooflights

A flat rooflight sits almost flush with the roof, so from the garden it barely registers and from inside the ceiling line stays unbroken. On a modern extension that's usually the look people are after.

Not sure which way to go? Read our guide: Roof lanterns vs flat rooflights: which should you fit?

Double or triple glazed, with PAS24:2020 security as standard — worth knowing, because a rooflight on a single-storey flat roof is one of the more reachable parts of a house.

Options

Glazing options

All our lanterns and rooflights come with a choice of glazing. The premium range has lower U-values, so more of the heat stays in the room:

Clear rooflight glazing

Clear

U-value 1.2 · 31% solar heat reflection · 77% light transmission. The brightest option.

Neutral rooflight glazing

Neutral

U-value 1.2 · 59% solar heat reflection · 44% light transmission. Cuts glare and summer heat.

Blue rooflight glazing

Blue

A blue tint that takes the edge off glare without going as dark as the premium range.

Premium blue rooflight glazing

Premium blue

Lower U-value again · highest solar reflection. Best where the roof faces south.

FAQs

Common questions

Can you replace a conservatory roof without rebuilding the whole thing?

Usually yes. Most conservatory frames and bases will take a tiled warm roof or a solid roof system, and we'll check the existing structure at survey before recommending anything. Where the base or frames aren't up to it, we'll tell you.

Will a warm roof stop the conservatory being freezing?

That's the main reason people do it. Insulation is included in our roofing costs, and it's the insulation rather than the tiles that turns a conservatory into a room you can use in winter.

Is scaffolding extra?

No. All scaffolding and equipment is included in the price we quote.

What guarantees do you offer?

All our windows and doors come with a comprehensive 10-year insurance-backed guarantee, so the cover outlasts the invoice. Roofing and building work carries its own guarantee, and ProPERLA coatings come with a 10-year manufacturer's guarantee on top of ours.

Do you really do all of this yourselves?

Yes. Windows, doors, roofing, building work, electrics and coatings are all our own teams. That's the point of the business — one contract and one point of contact, rather than you co-ordinating five firms and absorbing the gaps between them.

How long does a full house of windows take?

It depends on the number and style, but as a rule a whole house of eight to ten windows is fitted in one to two days. We survey first and manufacture every frame to the exact size of the opening, which keeps time on site down.
