About structural openings
Taking a wall out is the single biggest change you can make to how a downstairs feels, and it is usually cheaper than extending. Two small rooms become one room that gets light from both ends.
It is also the job where the paperwork matters. A structural engineer calculates the beam, building control is notified, the opening is propped properly while the steel goes in, and the beam is fire-protected and boxed to match the room.
We do the making good as well — plastering, skirtings and decorating — so you are not left with a hole and a phone number for a plasterer.
Common questions
Do I need building regulations approval to remove a wall?
Yes, if it's load-bearing — and often even if you think it isn't. We arrange the engineer's calculations and the building control notification as part of the job.
How do you know whether a wall is load-bearing?
We check what's above it, which way the joists run, and what's in the loft. If there's any doubt the engineer settles it. It is never worth guessing on this one.
How much disruption is it?
More than people expect for a day or two — it is dusty and noisy while the opening is formed — and then it goes quiet. We sheet up and clear as we go.
What guarantees do you offer?
